Onboard and facilitate your transactions from start to finish. We collect all of the proper documents and communicate with all parties involved. Weather you are doing a traditional or creative transaction we have you covered!

We can provide you with a valid Prof of Funds Letter up to $500,000.00 Click the link below to request a POF.
If a person buyer/seller needs help understanding their transaction, we can help with that. Provide us a copy of all the details, book a call, and we will discus it with you.
If your transaction is closing in less than two weeks, a rush fee will be applied to your transaction.
The service of setting up mortgage payments, and other misc. monthly payments with a 3rd party servicing company or Private Money Lenders
Tax Servicing- Third party account setup to handle your escrow payments for you.
After closing, there are still things that need to be setup. This process can take up to 45 days. Often times there are HOA, insurance, utilities, and power of attorney information that needs to be updated or switched. Let us help you!
This fee includes both Loan Servicing and Post Closing Setup

We will coordinate transactions for private money lenders, and short term earnest money lenders when they are lending to a buyer/borrower.

A "subto" (subject-to) transaction is a real estate financing arrangement where the buyer takes over the seller's existing mortgage payments. The mortgage remains in the seller's name, but the buyer takes control of the property and continues making the mortgage payments on the seller's behalf. In a subto transaction, it is crucial to have a clear agreement and ensure both parties understand the terms and potential risks involved.

**All Transactions are to be used within the same calendar year and any remaining transactions would expire January 1st of every new year.
Payment Policy for Transaction Coordination Services. All TC work requires a 50% non-refundable deposit to open the file. The remaining balance will be billed only if and when the transaction closes successfully. If your transaction fails to close, your 50% non-refundable deposit cannot be applied to your next transaction. Note: Some services require 100% payment upfront.
