Fee & Service Info

** All fees are paid a minimum of 50% upfront; refunds are not available. ** The remainining 50% is collected when/if transaction closes.

Transaction Analysis

If a person buyer/seller needs help understanding their transaction, we can help with that. Provide us a copy of all the details, book a call, and we will discus it with you. 

Urgent Processing Fee

If your transaction is closing in less than two weeks, a rush fee will be applied to your transaction. 

Post-Closing Services

After closing, there are still things that need to be setup. This process can take up to 45 days. Often times there are HOA, insurance, utilities, and power of attorney information that needs to be updated or switched. Let us help you! 

Mortgage & Tax Setup

The service of setting up mortgage payments, and other misc. monthly payments with a 3rd party servicing company or Private Money Lenders

Tax Servicing- Third party account setup to handle your escrow payments for you.

Cash Transactions

A cash transaction with no lender involved. Or a traditional transaction for a real estate agent or brokerage. 

Wholesale Transactions

Private Money Lending

 We will coordinate transactions for private money lenders, and short term earnest money lenders when they are lending to a buyer/borrower. 

Seller Finances

 When the seller owns the property free and clear and agrees to finance the transaction instead of the buyer using a traditional bank.

Subject-To / Hybrid Deals

 A "subto" (subject-to) transaction is a real estate financing arrangement where the buyer takes over the seller's existing mortgage payments. The mortgage remains in the seller's name, but the buyer takes control of the property and continues making the mortgage payments on the seller's behalf. In a subto transaction, it is crucial to have a clear agreement and ensure both parties understand the terms and potential risks involved. 

Wraparound Transactions

 A complex creative real estate transaction where there is a seller carry, and a subto transaction all within the same purchase. 

Novation & Molly Method

A complex creative real estate transaction where the seller and investor are in agreement to fix/repair/remodel the home to force value in the property and drive the market value up. Then split profits once the house is sold at the higher market value rate.
